Rise Doro Rises Again: Jacksonville’s Downtown Comeback in 360°

On January 28, 2024, the almost-completed Rise Doro apartments erupted in a massive blaze just days before its opening. More than 100 firefighters battled the inferno, and though no one was hurt, the wood-framed structure was left unsalvageable 

Following the intense Rise Doro fire, city officials and developers quickly moved forward with a complete demolition. Only the concrete core and parking garage were able to be salvaged.

Rebuilding Rise Doro Jacksonville

City leaders approved more than $15 million in incentives. These include grants for workforce housing and funding to help restore momentum downtown. This financial boost kept the dream alive, ensuring Rise Doro would not just return — it would come back stronger.

The newly reimagined project will include 247 apartments, upgraded retail spaces, a rooftop pool deck, and 85 units reserved for workforce housing. Together, these features promise to inject fresh energy into the heart of Downtown Jacksonville. They will attract new residents and support nearby businesses.

The concrete podium, garage levels, and select metal infrastructure have provided a solid base for the rebuild. These have allowed construction teams to accelerate the new phase without starting entirely from scratch.

Crews have since begun adding new framing, reinforcing safety measures, and preparing the project for a phased opening starting as early as spring 2026.
