But things have changed and the proof is in the progress! Today, Downtown Jacksonville is experiencing a development boom with the Urban Core buzzing with cranes, construction crews, and $8.8 Billion in its development pipeline that’s actively underway.

From the luxury Four Seasons Hotel with a $1.4 billion Jaguars Stadium renovation to the $2 billion development by Gateway Jax, the skyline is being redefined by billions of dollars in real investment. These aren’t just renderings anymore—they’re becoming the real deal.

Major Downtown Jacksonville Development Projects Underway

1. Four Seasons Hotel & Residences

• Estimated Cost: $321 million
• Completion: 2026
• Overview: Backed by Jaguars owner Shad Khan, the Four Seasons waterfront development on the Northbank includes a luxury hotel and private residences.

2. Jaguars Stadium Renovation (Stadium of the Future)

• Estimated Cost: $1.4 billion
• Completion: 2028
• Overview: The Jaguars new NFL stadium overhaul includes a massive roof canopy, open concourses, and enhanced fan experiences.

3. RiversEdge: Life on the St. Johns

• Estimated Cost: $690 million
• Completion: Public parks by 2024; full build-out TBD
• Overview: Riversedge is a mixed-use Southbank project with homes, retail, office space, and green areas.

4. Pearl Street District by Gateway Jax

• Estimated Cost: $750 million (initial phase of $2B plan by Gateway Jax)
• Completion: Phase 1 by 2025
• Overview: A major North Core redevelopment bringing 1,000+ residential units and retail to the heart of downtown.

5. Riverfront Plaza

• Estimated Cost: $38 million (Phase 1B)
• Completion: 2025
• Overview: Formerly the Jacksonville Landing, the site is being transformed into Riverfront Park Plaza, a signature waterfront park.

6. UF Graduate Campus in LaVilla

• Estimated Cost: $300 million
• Completion: TBD
• Overview: The University of Florida is building a high-tech grad school to spur innovation and attract talent downtown.

7. One Riverside with Whole Foods

• Estimated Cost: $250 million
• Completion: Construction began in 2022
• Overview: One Riverside is a mixed-use community with apartments, retail, and a Whole Foods Market on the riverfront.
