The theater opened in 1938 and was designed by Roy Benjamin. After 84 years the theatre finally closed its doors for goo on New Year’s Day of 2023. Restauranteur and owner Al Mansur plans on opening the restaurant in early 2024 while keeping the Art Deco styling in place. Along with Flying Iguana, Mansur also owns Al’s Pizza , Coop 303, and Mezza Luna. The restaurant is moving in only a few doors down from another popular restaurant chain and brewery that will occupy the historic San Marco Building.TSG Realty bought the properties from San Marco Real Estate Partnership LLC on September 8th, 2022.
